  • Applications for things like Conditional Use Permits, or Variances, Rezoning, General Development Plans, Preliminary Plats, Final Plats, etc… require a public hearing in front of the respective Township’s Planning Commission and/or Board. Those public hearings are of course open to the public.
  • TCPA staff prepares a report that explains and analyzes the criteria that must be met for the Planning Commission and/or Board to approve an application. You’ll find links to those Staff reports on this page.
  • Typically, you’ll find the Staff report(s) on this page about a week before the public hearing.
  • After the public hearing and once the Planning Commission and/or Board has made a decision, the Staff reports are removed from this page.

Rochester Township

Application:

An application for a final plat consisting of 20.76 acres being subdivided into six (6) single family residential lots and one outlot. The property is zoned Special District. The proposed development is known as Mayo Woodlands Fourth and located in the southwest quadrant of Meadow Crossing Road SW and Mayo Woodlands Road SW intersection. Each lot will access Mayo Woodlands Road SW via private driveways. The six (6) lots as proposed will be serviced by individual sewage treatment systems and one shared well.

Rochester Township

Application:

An application for a preliminary plat of approximately 167 +/- acres located primarily in the SW 1/4 and a small portion in the NW 1/4 all in Section 20 T106N, R14. The plat proposal includes forty-five (45) lots and one (1) outlot to be known as Royal Oaks Farm. It is the first phase of what is proposed as an 84-unit large-lot residential housing development. The residential lot sizes in this phase range from 2.08 acres to 8.54 acres in size and will be served by four (4) shared wells and individual septic systems.

Kalmar Township

Application:

An application for a variance to allow the subdivision of four acres from a 40+/- acre farm size dwelling parcel to allow a dwelling to exist on 36+/- acres which would be considered a non-farm size dwelling parcel. The Kalmar ordinance allows one non-farm dwelling parcel per quarter-quarter section and there are already two non-farm size dwelling parcels within this quarter-quarter section.
